How to select a builder for your project
I’m going to highlight some of the main issues that can arise when trying to select a builder, but first, here is my best solution:
Invest in the most detailed drawings you can afford (from architect and/or interior designer) because this will save you money
Without detailed drawings, (think floor and wall build-ups, lighting plans with circuits, switch plate specifications) the builders have to make assumptions, this can be costly in the long run, and makes it impossible to compare quotes.
Although time consuming to prepare, these drawings ensure the builder/contractor are pricing exactly what you want. They’re also invaluable on-site, often mitigating costly mistakes.
The common problems that can arise when trying to select a builder for your project:
Quotes that vary hugely (this maybe be hundreds, thousands or tens of thousand of pounds difference)
Ghosting, builders may visit your project (even spend hours there) but then go completely silent
Differing advice regarding design decisions and a lack of clarity regarding planning policy / building regulations
What to Ask?
Is this the type of work they usually carry out?
How many projects do they carry out at any one time?
Are there any projects they have completed that you can visit?
Who will manage the site?
Will they send their subcontractors before quoting (electrician/plumber/plasterer)?
Most importantly, did you get on with them?
What if i’m over budget?
Together with your designer you can:
Make changes to the specification
Reduce the size of the extension
Remove certain elements, which could be carried out in the future
Negotiate with the builder
